What this covers

Commercial work is the depth end of what we do. Master key systems are the core of it: a keying schedule that gives a manager one key, a tenant another, and a cleaner a third, documented so it can be extended in three years without starting over. We design them, cut them, and keep the records.

On the hardware side we service and install door closers, panic hardware and exit devices, electronic pushbutton and keypad locks, and storefront and aluminum door hardware — the narrow-stile locks and pivots that most general contractors will not touch. We also handle high-security and restricted keyways where you need to control who can duplicate a key at all. If a fire inspector has flagged a door, we can usually tell you over the phone what it will take to pass.

What it costs

Commercial jobs are quoted, not rate-carded. We price after a walkthrough so the number holds. What drives it:

Number of openingsTen doors and one hundred doors are different projects, not the same project scaled.
System complexityA two-level master is straightforward. Grand-master with restricted keyways and per-tenant control takes design time.
Hardware grade and code requirementsANSI Grade 1 hardware, fire-rated openings, and panic device requirements all set a floor on materials.
SchedulingWork inside business hours is standard. Nights and weekends to keep a store open costs more, and we will say so up front.

ANSI/BHMA Grade 1 and Grade 2 specified by door use. We will tell you where Grade 1 is worth the money and where it is not.

Commercial questions

Can you set up a master key system for our building?

Yes. That is a large share of our commercial work, and we keep the keying records on file.

Do you invoice, or is it payment on completion?

Established commercial accounts are invoiced. First-time work is usually payment on completion.

Our exit door has been flagged by the fire inspector. Can you help?

Usually. Describe the citation on the phone and we can tell you what hardware it calls for.

Can you keep employees from copying keys?

Yes — a restricted keyway means blanks are not sold over the counter, so duplication runs through us.

Do you service aluminum storefront doors?

Yes, including narrow-stile locks, pivots, and door closers.
